We utilize our experienced, professional industry team members to provide all aspects of the development and construction process including Architectural Design, Interior Design and Construction. Predevelopment and development services are comprised of development activities prior to construction, including market identification, demand and absorption analysis, budget and pro forma creation, land negotiation, investor equity structure and placement, lender selection and closing, architectural design and permitting. Construction services begin upon start of construction and include construction oversight and design review, soft and hard cost draw process management, FF&E ordering, storing and installation process management, obtainment of applicable licensing, oversight of final punch list creation and completion by general con-tractor and delivery of the occupancy permit to the owner. Post construction and lease up activities are designed to provide a smooth transition of accounting oversight and budget management activities from our office to that of our client’s, including initial assistance with lease up draw requests from the lender, oversight of a cost segregation analysis if desired by the client and further requests for information.
